What is Preventive Maintenance?

Plan Description: Preventive maintenance is the act of performing regularly scheduled maintenance activities to help prevent unexpected failures in the future. We will regularly and routinely perform maintenance on physical assets to reduce the chances of property damageand unplanned downtime

Smoke Detector Inspections  Per Chapter 14 of NFPA 72 addresses Inspection, Testing, and Maintenance (ITM). Smoke detectors will to be:  


  • Inspected Semiannually  -Functionally Tested Annually  
  • Sensitivity Tested 1 year after install then checked every other year and increased to every 5 years if the device remains within its sensitivity range  
  • Maintained in accordance with manufacturer's instructions  


An inspection only means that you are visually confirming that the smoke detector looks like it will be able to operate. This includes checking for physical damage to the detector and making sure that the detector is not dirty or obstructed in a way to limit smoke being able to enter the sensing chamber.  


Garbage Disposal  To keep the garbage disposal working correctly and avoid clogs, we will clean the disposal about once every visit. Regular garbage disposal maintenance includes: 

  • periodically sharpening the blades, and 
  • descaling and cleaning the unit  


Air Filter  To keep everything running at its best, filters will be changed according to recommended intervals:  


Vacation house or individual occupant and no pets or allergies: every 6-12 months 


Common home w/o pets: every 3 months  


Single dog or cat: every 2 months  


More than one pet or anyone have allergies: 20-45 days  


Plumbing Preventive Maintenance  


  • Check the faucets and showerheads for any leaks and repair them before they get out of hand.  
  • Check water appliances, such as laundry machines and water heaters, for hidden leaks. Regularly inspect the equipment for wet patches and water puddles  
  • Snake the drain and remove any blockages before they can cause any substantial damage.  
  • We will Use a pressure gauge to identify the high pressure and low-pressure tap on your plumb line  
  • Mineral deposits on the showerhead block the holes, putting a strain on the water heater. We will regularly clean out the sediments and restore your showers at the right water pressure.  
  • Inspect faulty seal valves on your toilet valve seat that may cause the toilet to keep running. The seal decays over time due to mineral deposits. We will replace the rubber flapper  
  • Your water heater will be flushed every six months or so. If you have harder water, or water that contains more minerals, will be flushed every four months 


Gutter Cleaning  Your gutters will be cleaned 2-3 times a year to ensure that they stay free flowing and exterior surface does not get stained. Every few years, a tune up on your gutters and downspouts such as re-secure and re-pitch gutters, reseal corners, reattach loose downspouts and elbows will be done.

Plan Description: 

Corrective maintenance will be performed when an issue is detected through condition monitoring or when a piece of equipment breaks down following failure, diagnosis, we will eliminate the part causing the failure, order the replacement part needed, replace the part then, test function and continuation of use


Electrical Repairs   


Ceiling Fan Repair or Replacement-  We will check mounting hardware tighten any loose screws balance blades and adjust as needed. If unit is not able to be repaired, we will replace the damage ceiling fan  


Electrical Outlet & Switch Replacement  Service will include removing the damaged unit. Wire, secure and test of new unit to verify proper operation. Set trim plate  


Light Fixture Replacement-  Service includes, removing the existing fixture. Connect new lighting fixture and secure to existing wiring. Power circuit and verify proper operation   


Plumbing Repairs   


Toilet Repair or Replacement  Service includes either, replacing the flush valve, flapper, shut-off valve, toilet seat, wax ring, handle or entire toilet. We also will repair your toilet flange providing a temporary fix until you can replace it
